pay the same without waivinq or atf~cting theiY option to
forecloee thie agreement and to accelerate the paymants in
the event of any detault, and all euch paywenta ehall bear
interest at the rate of ltl~~6 per annum.
If any sum of money referred to be not prowptly paid
within 30 days next after the eame becomas due,-or it any of
the agreements, stipulatione, conc~itions and covenante of
this aqreement are not fully periormed, comFliad Mrith and
abided by, then the entire unpaid balance of thfs dqreement
shall torthwith and t2iereaftec, at the option of Fir1~t Parties,
become due and p~yable and the estate hereby cr~at~d in Second
Parties shall ceaBe, terminate and be null and wid. Furthsr-
nare, this agreement shall, at the aption o! Fir~t Partiea,
be terminated and Second Partiea ah~+ll forfeit nll pa?yments
made by them on the saiae and such payn?ent~s sh~ll be retained
by Second Parties in full consideration and liquidation of
all damaqee by them sustained, anc~ Firat Farties shall have
t2ie riqht to re-enter and take poasees ion of the premises
aforesaid without being liable for any action therefor.
Second Partiee aqree to ~ay a late charqe of $5.~0
per payment for each pa~yment which shall be paid ten days or
more after the same ahall have been due to be pai~.
The parties hereta aqree that the time of each payiae~t
; shall be an easential part ot this aqraanc~nt, and that a.il
! covenants and agreements heretn contained shall extend to a~d
~ be obliqatory upon the heirs, executors, adminiatrators, and
~ assiqns of the respective partiea hereto.
