Lucie County. a corporation organized a;id existing under the laws of the United States of america. hereinafter referred to as the \lortgagee, this Supplemental Agreement. pursuant to a ~iortgage e~ecuted and delivered concurrentl~• here~~•ith, and this Supplemental Agreement is ~•~pressl~• made a part of said rlortgage, ~~~hich is further identified as l~tortgagee's Loan No. 16~6 . ~aid :~tortgage, including the Supplemental Agreement, is made to secure the indebtedness secured h~~ szid r[ortgage and evidenced b~• note therein described and belring said Loan No. 1656 :~nd to secure the performance of the ~lortgagor's coverrants herein contained. TIiE ~IORTGAGOR COVENA\TS: 1. (a) To pa~~ said indebtedness and the interest thereon as herein_and in said ~~c~te provided, or according to any agreement extending the time of payment thereof; (b) To pay hen due and before an~~ penalh,_ attaches thereto all taxes, special taxes, special assessments, ater charges, and sewer service charges against said property (including those heretofore due). and to furnish riortgagee, upon request, duplicate rece:pts therefor, and all such items extended against said propert~~ shall be conclusively deemed valid for the purpose of this requirement; (c) ; 1'o keep the improvements no~+~ or hereafter upon said premises insured against damage by ~re and ` ~uch other hazards as the Alortgagee may~ require to be insured against; and to provide public liabilit}~ insurance and such other insurance as the Tlortgagee ma~• require, until said indebtedness is fullti paid, or in case of foreclosure, until espiration of the period of redemption for the full insurable ~alue thereof, in such companies. through such agents or brokers, and in such form as ~hall be satisfactor~~ to the Siortgagee; such insurance poiicies shall remain ~vith the riortgagee c~~ring said period or periods, and contain the usual clause satisfactory to the riortgagee making them payable to the Aiortgagee; and in case of foreclosure sale payable to the o~~•ner of the certi- ticate of sale. o~rner of an~• deficienc~-, am~ receiver or redemptioner, or any grantee in a l~iaster's ~ ~>r Commissioner's deed; and in case of loss under such policies, the riortgagee is authorized to :idjust, collect and compromise, in its discretion, all claims thereunder and to execute and deliver f ~~n behalf of the ~lortgagor all necessar~~ proofs of loss. receipts, vouchers, releases, and ~ :i~~quittances required to be signed b~- the insurance companies, and the ~Iortgagor agrees to sign, u~~n demand, all receipts, vouchers and releases rPquired of him to be signed b}~ the ~lortgagee f<~r such purpose: and'the ~Iortgagee is authorized to applt- the proceeds of any insurance claim to the restoration of the propert~• or upon the indebtedness hereb~• secured in its discretion, but I ~?~unthlc pa~°ments shall continue until said indebtedness is paid in full; (d) Immediately after ~ic~struction or damage, to commence, and promptl} complete the rebuilding or restoration of i~uildings and impro~•ements no~+• or hereafter on said premises, unless :~iortgagee elects to apply ~~n the indebtedness secured herebc the proceeds of an~• insurance co~~ering such destruction or ciamage; lel To keep said premises in good condition and repair, «•ithout ~vaste and free from an~- mechanic's or other lien or claim of lien not expressl~~ subordinated to the lien hereof; ~c~t to make. suffer or permit an~- unla~~•ful use of or am• nuisance Lo exist on said property nor to clirninish nor impair its ~~alue b~• anS• act or omission to act: (g) To comply with all requirements $ ~,f la~~~ ~~ith respect to mortgaged premises and the use~l~ereof: (h? ~ot to make. suffer or permit~ ~.t ithout the ~~•ritten permission of the Alortgagee bein~ first nad and obtained, (l) any use of the ~ ;~r~pert~• for am~ Fwrpose ~ther than that for which it is noµ• used, (21 any alterations of the ~ impro~~ements, apparatus, appurtenances, fixtures or equipment no~+• or hereafter upon said ~ z,rnperh•, i31 am• purchase on conditional sale, iease or agreement under ~i-hich title is reserved ~ :r~ the ~•endor, of an~• apparatus, fixtures or equipment to be plaeeci in or upon any buildings or ~ :mpro~•ements on said properri~. ~ ~ ~ 2. In order to provide fc~r the payment of taxes, assessments, insurance ~ ,,remiums, and other annual ~harges unon the property securing this indebtedness, I promise to ~ ;,a~- monthl~~ to the ~tortgagee, in addition to the above payments, a sum estimated to be equi~-alent ~ c.; one-tH~elfth of such items, which payments may, at the aption of the Atortgagee. (a) be held ~ h~ it and ~commingled with other such funds or its own funds for the pa~~ment of such items; (b) ~ ~x• carried in a share acc~wnt and «•ithdraKn by it to pay such items; or (c) be credited to the un~;aid balance o( said indeUtedness as received, provided that the Alortgagee advances upon this ~ ~ ~,k;ligation ~sums sufticient to pa~- said items as the same accrue and become pa~able.
