then to prin~ipal, with interest fran the date
hereof at the rate of ~ per annum on the unpaid
balance. 'I~+vo or more payments may be made
at any time by th~ parties of the second part on
any installment clue date, but the making of any
additional payments shall not defer the ~ext due
regular payment.
A~~ the parties of the second part further covenant and
agree as follows:
1. To pay all taxes, assessments, or imposirions that may
be legally levied or imposed upon said :and subsequent to the 31st day
of December, 1970.
2. To maintain in a state of good repair the building situate
on the above described property and to suffer no waste or impairment of
the same, reasonable wear and tear of the same only excepted.
3. To allow no liens to be placed on the above described pro~
perty for materials furnished, er labor performed thereon, and if any such
liens are so placed, the same may be paid by the parties of the first part
and such payment plu~ interest thereon at 9~ per annum, shall be added to
the unpaid balance of this A~-~-eement. To promptly pay for all labor per-
I~ formed anc~ materials furnished upon the above ~iescribed property.

~ To pay a reasonable attorney's fee and all Court costs
should the parties of the first part be forced to take legal actzon to enforce
the pi-ovisions hereof, or should the parties of the second part breach this
Agreement and refuse to quit the premises, mak-ing it necessary to bring
eviction proceedings against them, or should the ~~.~i-ties of the first part be
required to foreclose this Agreement or otherwise bring legal action hereunder.
To promptly pay each and every installment hereundei- as the
same becomes due, time of payments bei»g of ttie essence.
6. To keep and maintain, throughout the life of this A~ret~n~ent,
° a policy of fire anc~ extended coverage insurance upon tt.e above described

property in the minimum amount of $12, OOQ. 00, such policy to name as loss
payees the par[ies of the first part and memorandum certiiicates of such in-
surance to be furnished the parties of the first part each anci ever~ year
