12. That, in order more fully to protect the security of this mort-
gage. the mortgagor. together with. and in addition to. the monthly payments .
under the terms of the note secured hereby. on the first day of each month
unt:l the said note is fully paid , and in addition to the provisions hereinbefore
made , will pay to the mortgag~e the following sums:
(a) A sum equal to the premiums that will next eecome due and pay-
able on policies of fire and other hazard insurance covering the morigaged
pro~erty, plus ta.c~s and assessments next due on the mortgaged property (all
is estimated by the mortgagee) less all sums already paid therefor di~•ided oy
the nu~nber of months to elapse vefore one month prior to the date when such
~remiums, taxes and assessments will become due.
(b) All payments mentioned in the preceding subsection of this para-
graFh and all payments to be made under the note secured hereby shall ~e ~
added to~ether anu the aggregate amount thereof shall ae paid oy the mortgagor ;
each month in a single pay-nent due upon the first of each and e~•ery month `

Any deficie:~cy in the amount of such aggregate monthly payment shall, unless ~
made good by the mortgagor within thirty (30) days next after the same becomes ~
due and payable , constitute an e~•ent of default under this mortgage.
13. if , however , the monthly payments made by the mortgagor under
(a) of paragraph 1L preceding shall not be sufficient to pay taxes and assess-
ments and insurance ~remiums, as the case may be, when the same shall ~
become due and payable , then the mortgagor shall pay to the mortgagee any ~

amount neceasary Lo make up the deficiency, on or before the date when payment ;
of such taxes. assessments or insurance premiums shall be due. ~
