That, in order more fully to protect the security of this mort- gage. the mortgagor. together with. and in addition to. the monthly payments . under the terms of the note secured hereby. on the first day of each month unt:l the said note is fully paid , and in addition to the provisions hereinbefore made , will pay to the mortgag~e the following sums: (a) A sum equal to the premiums that will next eecome due and pay- able on policies of fire and other hazard insurance covering the morigaged pro~erty, plus ta.c~s and assessments next due on the mortgaged property (all is estimated by the mortgagee) less all sums already paid therefor di~•ided oy the nu~nber of months to elapse vefore one month prior to the date when such ~remiums, taxes and assessments will become due.
