thia Lease. Uae of the Demised Premiaes by the Leasee ahall be Non-
Exclusive, it being hereby acknoMledged and agreed that tha Legsor ~
has heretofore or shall hereafter enter into aimilar non-exclu8lve i
ninety-nine year leaaes Kith other condominium aasociationa formed
for the purpoae oP adminiatrating the aPfaira of other condominiums
at the Colonnades Condominiuma Camplea. The Lessor ^urther reaerves
the right to lease or contract Por the use of the Demiaed Premiaes
by other groupa or peraona, for tha purpose oP enabling the coat oP
maintenance and operation thereof to be opportuned amongst a larger
number of peraona, provided, hoMever, that at euch time as all of the
condominiwaa to be located in the Colonnades Condominium Complex
shall have been eompleted, all agreementa or leases for the uee of
the Demised Premises by anyona other than auch aaaociation or the
reaidenta and occupanta of the said Colonnades Condominiuma, ahall
terminate. It ia recognized and aclmoMledged that~the Lesaor under.
the terms of thia Leaae may be one or ~:ore of the officera and d~rec-
tora constituting the original Board of Directors and OfPicera of the~ ;
Lesaee, and that all af the persona constituting the original Board of s
Directora and OPficera of the Leasee and peraona xho may be sub~ect to ~
the contrn? or influence of the Leasor. Each apartment ormer, for him- ~
se1P, his heirs, auccessors and assigns Maives all ob~ection ~q such
circumstance ar~d rat3fies and agrees to be bourx3 by the terma and pro-
visiona oP this Lease to the same eztent as if he had ~oined in the ea-
' ecution hereof for all purposee herein eapresaed, as Mell as for the
purpose of: (a) subJecting all of his right, title and interest in
his condominiwa apartment and to the common elements appurte nant there- ~
to to the lien rights granted the Lesaor ur~der the provisions hereof;
(b) agreeing to perform each and every of the covenanta, promises and .
undertakings to be performed by coniominium apartment unit o~rnera Mhe~
ever so provided in thia Lease; and (c) ratiPying, confirming and ap- ~
proving each and every proviaion herein contained, and acknoKl.edging ~
that all of the tern~s and proviaions hereoP, includi~ the rental re- _
served, are reasonable.
a. The Leasee ahall conatitute the irrevocable agent
, in Pact, ~ith Pull poxer of subst~tution, of each and every
' act and thing required of apartment unit oxners pursuant to
the provisions of this i.ease, ar~d to consent to and execute ;
any and all documents, Nhere necessary, to effectuate any
and all of the provisions of thia Lease. In the event any
of the prc~visions of this Lease shall be in conPlict Kith ~
any of the provisions of the Declaration of Conc~ominium, the
~ provisiona of this Lease shall control, except aith the ex- ;
press xritten conaent of the Lessor to the cor.trary. ;

b. The rental ?~erein pr-ovided for to be paid, the cost '
of repairing and maintaining the Demised Premises in good ~
condition and repair, and of replacing portions thereof, as ~
necessary, and other underta~cings_and obligations herein pro- ~
vided Por, shall constitute a common expenae of the ~on~Q~in-
~ ium.
c. cach condominium apartment unit oMner shall have the =
right to use, occupy and en~oy the ~emised Premises through ~
the Lesaee, sub~ect to all of the provisions of this 1.ean~, ;
the Declaration of Condominium, the Certif'icate of ina~r~ra- `
tion and the By-Lawa of the Lesae_e, a:~d such rules and regu-
lations Mhich tne Le~S3R may from time to time adopt.
d. Use oP the Demised Premises ahall be sub~ect to all _
- laNS, statutes, ardinances, rules and regulations of sppro-
~ priate governmental authorities, and to the rules and regu- ~
lationa of the National Board of Fire Underxriters, or in the ~
event it ahall terminate its preaent i'u~nctions, then of ar~y ~
