If at a~y time duri~ng the course of such ~ontest proceed- ; ings it ahall appear to the Leasor that the amcurit deposited by the Lesaee is or may be inaufticient to pay in full the amount ~ af the tax and asaesament, together Nith all interest, perm lties t and other chargea Nhich may be incurred by reaeon of the contest proceedings, or if at the termination of such proceedings it shall or may appear that the anaunt deposited by the Lessee is in- sufficient to pay in full the amount found to be due, the Lessor - shall have the right to require the Lessee to deposit such addi- tional sums as the Lessor may reasonably requeat, and upon Pail- ure of the Lessee to do so Mithin thirty (30) days of demand therefor the an~unt theretofore deposiiced with the Leasor may be applied to the payment, removal and discharge of ar~ then pendit~g and contested ta~c or assessn~ent, and ar~y delinquency ahall be ; treated as unpaid rent.
