18. Conaent and Ratification of thia Lease b Unit Oxnera. ~
Each and every person, M e~ na ura or corpora , r a acquire ~ 1
or take any title or interest whatsoever in or to a condomtnium apart-
ment unit in the Cor~dominium, shall by acceptance and/or the recordatio~
of the deed, grant, aasignment, or other lnstrument grarzting, conv~ying
or providing Por such interest, or by the exercise of the rights or use8
granted therein,.be deemed to have consented to and ratlfied the pro-
visions of thia Lease to the same effect and extent as if such person ,
or persons had executed the lease Nith forme~lities raquii*ed in the deed, '
and shall be deemed to have subordinated and sub~ected each ar~d every
interest af such person to the terms of this Lease, including the pro-
visions providing for the Lessor's lien rights in the condoffinium prop-
erty and in the condominiu~ apar~;~ent units.
19. Assignment.
a. Provided that this Lease 18 not in default and ig in
good standing the L~ssee may freely assign the same provided that
not such assignment or transfer shall be valid unless the assignee
ahall expressly aaswne and agree to perfarm each and every one
of the covenants of this Lease rrhich, by the terms hereof, the
Lessee agrees to keep and perform, said assumption to be evidenced
by written instrument, executed in recordable form, and delivered
to the Lessor after the aame has been recorded in the Public Rec-
ords of St. Lucie County, Florida. No such assignment, tranafer,
or assumption shall opsrate to release a prior Lessee from ar~r
of the obligations hereof, and no such prior Lessee shall be re-
leased unless and until a written discharge or release of such
Lessee, du~y eaecuted by the Lessor, shall be record ed amongst
the Public Records of. St. Lucie County, Florida.
b. The Lessor shall have the right to assign and to en-
cumber its interest under thla Lease and to the Demiaed Prem-
' ise~ Mithaut the consent of the Lessee,~provided, howeve r,
j that the Lessee shall, at the Lesaor's request, sign and eae-
~ cute such instrumenta as may be required or requested by the ~
Lessor to~ePfectuate such tranafer or encumbrance.

c. Each oP the parties hereto agrees to provide the other,

standing which may be reliEd upon by any third party as being ,
