b. Though this be a Ninety-Nine Year Lease, the parties un-
derstand and agree that the relationship bet~een them is that of
Landlord and Tenant, and the Lesaee specifically aclaloMledges that .
all statutory proceedings in the State of Florida regulating the ~
relatior~ahip of Landlord and Tenant respecting collection of rent z
or posseasion of the premises acc:uea to the Lesaor hereur~der.t 1
c. No thing he rein contained shall be construed as author-
izing the Leasor to declare this Lease in default where the de-
fault consists in the non-payment of rent or taxes, or payments
on Lesaee created mor~gagea on Lessee's interest in the Demised
Premises, until auch non-payment shall in violation oP the terms ;
of this Lease have continued for Pif

notice of such default shall have be~n given by the Lessor to the
Lessee; and ~vhere the alleged dePault consists of some violation
other than the Poregoing, the Lessor may not declare this Lease
in default until such violation shall have continued for thirty

notice oP such violation, and the Leasee shall not have under-
~ taken, during said thirty day period, to cure said violation by ,
vigorous and affirmative action; provided, hoMever, that nothing f

serve the Lesaor's rights and the lnterest of the Lessor in the ~
pr~mises and in this Lease, ever. before the expiration of the
, grace or notice~periods provi3ed for in this paragraph if, un-
der particular circumstances then existing, the allowance of
such grace period or the giving of such notice would pre~udice
or endanger the rights and estate of the Lessor in this Lease F
and in the Demised Premises.
d. All def$ult and grace periods shall be deemed to run
concurrently and not consecutively.

e. It is mutually covenarited and a~eed that the various ~
rights, powers, options, elections, privileges and remedies of ~
the Lessor contained in this Lease ahall be construed as cumula-
tive, and not one of them shall be construed as be~ng eaclusive
of any rights or prioritiea by law. ~
f. It-is further covenanted and agreed by and between the ~
p~rties hereto that the right to the Lessor in this Lease to col-
lect the rent that may be due ur~der the terms of this Lease by ~
any proceedings under the same, or the right to collect any addi- ;
tional rent, money, or payrrients due under the terms ~P thia Lease ~
by any proceedinga under the san~e, or the right given the Lessor
