BEACH CLUB COLONY OF STUART, Il`C. , a Florida corporation~ ~
hereby states as follows;
1. That Declarant, BEACH CLLTB COLOIVY OF STUART,
~NC; , a Florida corporation, is fhe owner in fee simple of certain lots
in BEACH CLUB COLONY, SECTION ONE, situate and being in the
County of St. Lucie, State of Florida, accordirig to the plat thereof,
filed May 13, 1971 and recorded ir~ Plat Book 16, page 11, St. Lucie
County, Florida, public records. Dectarant is constr-ucting upon each
of said lots :wo (2) single~family dwelling structures connected by a
common wall. Each such structure is designed to be occupied solely
by a single family living independently of 311 others, but will share a
common wall with the adjoining structure.
2. The common wall shared by the two (2) singte--
. farr,ily dwelling structures, will be located on an imaginary linQ dividing

each of the aforesaid lots into two ; 2) separate, distinct and approximately
equal parcels, as more particularly described in Exhibit "A", which is
attached hereto and made a part hereof, and shall be a party wall for
the perpetual benefit of and use by the purchaser, including the heirs. -
