RF~S~'RTCTIOl~'S 1.~ All Lots in B~ACH CLUB COLONY, SECTION ONE, accorditig to thc Plat thereof, filed May 13, 1971 and recorded in~Plat Book 16, Page 11, St. Lucie County, Florida, gublic records,shall be used exclusively for reside~tial purposes, with the exception that Lots 1, 2, 3 and 4 0£ said subdivision may also be used for business r_ i purposes. 2: :~o tents, housetrailers or temporary buildings sha11 be Erected or placed upon any lot, without the prior written consent of the Grantor herein. No wire fence shall be erected on any lot or part thereof, and no fences of any kind shall be erected on any lot or portion thereof which exceed an average of four (4) feet. 3. No livestock or fowl shall be permitted on said property; nor sha11 any nuisance be pErmitted or carried out on said property. 4. Upon each lot has been constructed a duplex dwelling, con- sisting of two (2) approximately equal but separate parcels. The owner of each such parcel sha~ll be responsible for the maintenan~e and _ repair of said parcel, and with cutting, clearing, weeding, cultivating, and otherwise maintaining the lawn on said parcel. Should the owner , of any such parcel fail or r~:use to provide such care or perform such maintenance for a period of not less than thirty f30) consecutive days, - then and in any such event, the Grantor, his heirs, legal representa- tives, successors or assigns,~~hereby reserves the right to send a formal written notice to said owner demanding that the restriction herein contained be strictly complied with within a period not io exceed fourteen (14) days, Such notice shall be mailed to the owner at the legal address for the parcel.
