~ 1. All Lots in BEACH CLUB COLOl`'Y, SECTION ONE,
according to the Plat thereof, fil.ed 1~ ay 13, 1971 and recorded in Plat
Book 26, Page iZ. St, Lucie County~ Florida, public records,shall be
used exclusively for residential purposes, with the exception that Lots
1, 2, 3 and 4 of said subdivision may also be used for business

purposes.
2. No tents, housetrailers or temporary buildings shall be
erected or placed upon any lot, without the prior written Gonsent of the
Grax~tor herein. No wire fence shall be erected on any lot or part
thereof, and no fences of any kind shall be ~reeted on any l~t or porti"~3n~
thereof which exceed an average of four (4) feet. .
3. No livestock or fowl shall be permitted on said property;

nor sha11 any nuisance be permitted or carried out on said property.
4. Upon each lot has been constructed a duplex dwelling, con-
sisting of two (2) approximately equal but separate parcels. The
owner of each such parcel shall be responsible far the maintenance and

and otherwise maintaining the lawn on said parcel. Should the owner
of any such pareel fail or refuse to provide such ear~or perforn~ such
