7. Maintenanae, AlteratYOn and Improvement. Reaponaibility for
the maintenance o'!'~~e Z'on~o '3n u,o proper y, a reatrictiona upon its
alteration arid improvement ~hall be a8 folloMa:
- 7.1 Apartmenta.
'(a) By the Aaaociation. The Aasociation ahall main-

(2) All portiona of an apartment, eacept
interior surfacea, contributing to the aupport
of the apartment building, rrhich portions shall

(3) All conduits, ducts, plumbing, xiring,
and oth~er facilities for the furnishing of utility
aervices contained in the portiona of an apartvent
that eervice part or parts of the Condominium ~ther
than the apartment withir ~hich contained. _
(4) All-incidental damgge cauaed to An apart=
ment by reason of maintenance, repair ar~d replace-
ment accom~ liahed purauant to the proviaions of
?•1 (a) (1), (2), ~ (3) abov~e.
(b) By the Apartment Otmer. The resgonaibility of the
apartment o~ner or ma -n enance, rep~air ar~d replacemerit,
shal l be as folloKS :
~ (1) To maintain, repair and replace at his ex-
penae all portiona of hia aparts~ent eacept the por-
tiona to be ma~ntained, repnired and replaced by the =
Association. Included t~ithin the reaponaibility of
the apart~ent oMner ahall be xindoxs, acreens and
doora opening into or onto hia apart~ent. All auch
maintenance, repaira and replacement ahall be done
rrithout'di-aturbing the righta of other apart~ent oxn-
ers. '
(2) An apartment ormer ahnll not paint or other-
~rise decorate or change the appearance of an4r portion
of the exterior of the apartment buildirg Mithc*ut the
prior-approval, in xriting, of the orrrers of record
of fifty-one (51~) percent of the apartment units,
and the approval of the Aasociation. . j
(3} To promptly report to the Association any 3
defect or need for repairs for xhich the Association ~
is reaponsible.
7.2 Parking S aces. The Association ahall mnintain ar~d re-
pair at the-'7~aoc~3on'Ta ezpense all parking apaces.
?.3 Recreation Area. Maintenance, repair, replacement, alter-
at3on and mprovsman o the Recreation Area ahall be by the Asao-
ciation at the Aa.aociation'a expenae, purduant to the terma and ~
proviaiona af ttie Ninety-Nine Year Leaae.
