This agreement, entered into at Tiffin, Ohfo, by and betWeen PtYRTLE S.
DETTERMAN and r~RLE C. DETTERMAN, her husbsnd, hereinafter caZled the Vendor,
whose P.O.address is 92Q T~mblin Kling Rd., Fort Pierce, Florida, and, CALVIN
DETTERMAN and ELVA MAE DETTERMAIV, husbaad and wife, hereinafter called the,Vende ,
whose P.O.address is presently R.R.#2, Tiffin, Ohio;
W i T N E S S E T H:
That ir. consideration of the mutual ~:omises of the narties herein
contained, the Vendor agreed to sell and convey, and the Vendee agrees to
purchase and pay for, the following described real property, situatzd in the
Count~• of St. Lucie and State of Florida and further described as follows,to-vit
Lot 3, Block 3, RUHI.t~AN 3tiBDIVISION, as per plat ;
thereof on file in Plat Book 9, page 58, Public ~
Records of St. Lucie County, Florida. !

The Vendee agrees to pay for Raid property the sum of Eight Thousand ~

charges or fees for services which are`includible in the contract separate from }

The sum uf (~ne Thousand Five Hundred Dollars ($1,500.00) has been paid -
by the Vendees upon the signing of this contract, the receipt of which is hereby
acknowledged, leaving a principal baZance owed by t~e Vendee of Seven Thousand
Dollars ($7,0OO.OQ), bearing interest at the rate of SX per annum, grincipal
and interest being payable in installments of $1,OOO.UO per year plus the
interest on the unpaid balance, payable May lst each year hereafter, to-wit:

Said land contract shall be paid :n full by no later than seven years
~from date. .The interest on the unpaid balance due hereon shall be SX per annum
adjusted annually.
The Vendee ~rill pay the taxes, assessments and other charges :a the
property hereafter assessed.

Vendee shall provide and maintain fire and extended insurance coverage
for the impro:~nents on the property, in an amount not less than the purchase
price balance, in companies satisfactory to the vendor, with loss payable to
Vendor and Vendee, as their interests appear. The policy shall bz delivered
and held by the Vendor.
Upon the fulfillment of Vendee's obiigations ~nder the terms of this ~
contract, Vendor agrees to ~onvey said property to Yendee by deed ~f general
warranty, with release of dower, if any, or if not p~ssible by such other deeci
~0~~ as is avaflable shoald Vendor-be legally unable to deliver deed of general
