1L. That, in order m~re fully to gr~tect the security of this mort~ i
gage, the mortgagor. together with. aad in addition to, the munthly payments
under the terms of the note secured hereby, on the first day of each tnonth ~
until the said note is fully paid, and in addition to the provistons hereinbeiore

made, will pay to the mortgagee the following sums: ~

(a) A sum et~ual to the premiums that will next ~ecome due and pay- ~
able on policies of fire and other haaard insurance covering the mortgaged ~
property, plus taxes and assessments next due on the mortgaged property (all !

the number of months to elapse before one month prior to the date when such ~
premiums, taxes and a~~ssments will become due.
(b? All payments mentioned in the preceding subsection of this para-
graph and all payments to be nzade under the note secured hereby shall ~e
added together and the aggregate amount thereof shall t~e paid oy the mortgagor
each month in a single payment due upon the first of each and every month
hereinafter
Any deficiency ~n the amo~int of such aggregate monthly payment shalt. unless
ma~e good by the mor!gagor with~n thirty (30) days next after the same becomes
due and payable, constitute an event of default under this mortgage_ ;

13. If , howe~-er . the monthly payments made by the mortgagor under ~
(a) of paragraph 1Z preceding shall not be sufficient to pay taxes and assess- ~
ments and insurance premiums . as the case may be , when the same shall ~
become due and payable . then the mortgagor shall pay to the mortgagee any
amount neceGsary to make up the deficiency, on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
