And the parties of the gecond Fart f?.irther covenant and a~ree as
folloWS: -
1. To pay all taxes, assessments, or imDOStti~ns
that may be legally levied ~r tmrosed upon said
~ land subsequent to the 31 ~f December 1969.
~ 2. To keep th+i building upon said premises insured in
some CO~r_dA~ satisfactory to the parties of the first
part a~ainst loss by fire, tornado and winds~torm,
with a standard loss payable clause, payable to the
parties of the first part, or such parties as they may
designate, i~ the amount equal to the fact amount of
this agreement, and parties of the first part Kill
be entitled to hold the ori~ginal of s~~ch policy. If
the party of the second part shall fail to prompily
pay such insurance premtUims, then the same may be paid
by the parties of the first part aad each such pa,yment,
plus interest thereon at 9.5~ per ann~i~, shall be
added te the +anpaid balance of this a~reement.
3. To maintain•tn a state of qood repair the building
situated on the above described property and to s~~£fer
no waste or impairment of the same, reasonable Wear
and tear of the same excepted, and the second part~
ackno~rledRe the receipt and possesst~n ir6~ of the premises
in ~ood repair ~rithout exception.
`Po allow no liens to be placed en the abovs described
j property for materials furnished, or labor esrformed
i thereon, and if an,y such Ziens are so placed, the same
may be paid b~ the parties of the first part and each
~ such pay:nent, pl~zs fnterest t':ereon at 9.5~ per annum,
~ such be added to the ~lnpaid balance of this a~reement.
5. To pay a'reasonable attorney's fee in the event the
first Farties or their assiqnees find it necessary to
place this contract in the h ands of an--attorney to en-
force the provisic~ns thereof by suit or o~herwise. -
6. To promptly pay each and every the installments of
principal and interest as hereinbefore aequired and to
pay such other sums as hereinbefore req~_iire3 oromptly
as tha same becomes due. Time ef such payments betng
an essential part of this a~reement. ~
The party of the second part covenant and-agree that
in the event any pay:*~ent due- here~mder strall become
delinquent for thirtv days, that the parties of the ftrst
part shall be entitled tc+ the a~pointment of a Receiver
to ~a;~e and pc~~se~s the pr~~erty above described and to
