Now, if the party of the second part shall make the payments a~d
~perform the covenants hereinbefore mentioned an their part to be
pQrformed, then the parties of the first pert will forthwith tender a
Rood and sufficient Deod ~ith Dooumentary stamcs affixed thereto,
in a proper amount to the said partv of t!~o second part.
- In the everit of failure of the said party of the second part to
maks any of the pay~aent, or any part thereof or fail to rerform an,y of
the covenants on his par~: herebv made and entered tnt~ in addttion to
the remed~es hereinbePore accorded to the first Farties, this contract
~ shall, at the option of the parties of the first part, be for~eited and
terminated, and parties of the second part shall forfeit all payments
made by them under this contract; and such payments shall be retained by
the said parties of the first part in full satiafaction and liquidation

shall have the right to re-enter and take possessi~n of the premises
