There is excepted from the hereinafter warranty the life estate reserved
in J. Frank Clugstone as to Lot ? of plat recorded in Deed Book 217, page 2?4
under deed recorded in O. R. Book 23, page 494; however, grantors specifically
covenant to and with grantees that the said J. Frank Clugstone is now physically
in a state other than the State of Florida and is of the age of years; and
further covenant and warrant that grantees will not be disturbed in their possession
of any part of the within described land by the holder of such life estate; and that
promptly upon the demise of said J. Frank Clugstone, the grantors will cause a
duly certified copy~ of the death certificate to be placed of public record in St.
Lucie County, '4~orida, thereby evidencing of record the termination of such
life estate.
TOGETHER, with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining. .
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantors hereby covenant with said grantees that the grantors
are lawfully seized of said land in fee simple; that the grantors have good right
and lawful authority to sell and convey said land; that the grantors hereby fully
warrant the title to said land and will defend the same against the lawful cla.ims
of all persons whomsoever; and that said land is free of all encumbrances, except
taxes accruing subsequent to December 31, 1970.
IN WITNESS WHEREOF, the said grantors have executed this Deed the
day and year first above written.

~ I HEREBY CERTIFY t hat on this day, before me, an officer duly authorized
in the State aforesaid and in the County aforesaid to take acknowledgments, person-
ally appeared JOHN B. CLUGSTONE, and EUDORA CLUGSTONE, his wife, to me
known to be the persons described in and who executed the foregoing instrument and
they acknowledged before me that they executed the same.
