W Together ~rith all structures and i~provements noW and hereafter on said
m land, a.nd fixtures attached thereto, and all rents, isswes, proceeds and profits

and other heating,cooking, refrigerating, lighting, plumnbing, ventilating, irrigating
and pdxer systems, machines, appliances, Pixtures and appurtenances, which ~oW are or
may hereafter pertain to, or be used vith, in or on said premises, even though they
; be detached or deta~hable; also, all building, improvement or construction materials,
~ supplies and equipm~ent hereafter delivered to said lsnd contemplating installation
or use in constructions tYyereon and all rights and interest of the Mortgagor in build-
~ ing permits and architectural plans and specifications re~ating to contemplated
I constructions or improvements on said land aad all rights and interest of Mortgagor in
present or fliture mortgage loan co~itments pertaining to a~ of said land and improve-
ments thereon.
TO AAVE AND TO HOLD the same, together With all and singular the tenements,
hereditaments and appurtenances thereunto belonging or in a~rise appertaining, and
the reversion and reversions, remainder or remainders, rents, isswes and profits
thereof, and also a11 the estate, right, title, interest, property, possession, claim
and demand Whatscever, as vell in laW as in equity, of the said Mortgagor in and to
the same, and every p~rt thereof, unto the said Mortgagee absolute~y and in fee simple
foreve r . '
And the Mortgagor hereby covenants ~rith the Mortgagee that he is in-
defeasibly seized of said land in fee simple; that he has full poti+~er and la~rful right
to convey the same in fee simple as aforesaid;~~that it shall be lavtti,il for the
Mortgagee at all times peaceab~y and quietly to enter upon, hold, occupy and en~oy
sgid land, and every part thereof; that the land is and viil remain free from all
encumbrances; that said Mortgagor vill make such ftiu~ther assura~ es to perfect the fee
simple title to said land in said Mortgagee as may be reasonably required, and that
said Mortgagor dces hereby 2~il.ly ~+arrant tt~e title to t2ie pro~perty hereby mortgaged,
and every part thereof, and ~+ill defend the same against the lawh~l claims af all
persons whomsoever. j
