Together with all structures and improvements now and hereatter on said land. and fixtures attached thereto.
and all rents, issues, proceeds, and profits accruing and to accrue from seid premises, all of which are included
within the foregoing description and the habendum thereof; also all gas, steam, electric, water, and other heating,
cooking, re(rigetating, lighting, plumbing, ventilating. irrigating. and power systems. machines, appliances, fix-
tures, and appurtenances, which now are or may hereafter pertain to, or be used with, in, or on said pcemises, even

TO IIAVE AND TO t~OLD the same, together with all and singuler the tenements, hereditaments and appurte-
~ nances thereunto belonging or in anywise appertaining, and the reversion and reversions, remainder or remainders, s

And the mortgagor hereby covenaats with the mortgagee, that he is indefeasibly seized of said land in fee
simple; that he has tull power and lawiul right to convey the same in tee simple as aforesaid; that it shall be law-
tul for the mortgagee, at all times peaceably and quietly to enter upon,hold,occupy,and enjoy said land, and every
part thereot; that the land is and will remain iree from all encumbrances; that said mottgagot will make such further
assurances to prove the fee simpie title to said land in said mortgagee as may be reasonably required, and that
