The then remeining balance oi ~2.450.00 ~ ahell be p~hid in monthly inetallments of ~100.00 each. 'Ihe iirst such monthly installment ehell be due on th~ lOth day ' ~ of July~ 1971 and oubsequent paymente shall be due on the same day of each eucceeding month thereafter until the whole sum named, plus interest, hae been peid in full. Each such monthly payment ahall be paid promptly when due by eecond ~ parties. Each such monthly paymeni ehall be epplled ~rat ro : interest and then to the unpaid prinicpal balance~ with intereet from the dste hereof at the rate of Eight Percent (8~ per . annum on the unpaid balance. Two or more payments may be made at any time by the parties oi the second part on any inetellmern due date, without penalty. but the making oi auch additional payments doea not exte~d the date oi the next due PaYment. - And the partiea oi the second part further covenant and agree ae iollows: 1. To pay all taxes, assessments, or impositione that may. be legally levied or imposed upon said land subsequent to the 31st day of December. 1970. 2. To maintain in a state of good repair any building thai may be placed on the above described property and to suffer no waste or imPair- ment of the same, reasonable wear and tear oi the aame only excepted. f 3. To allow no liene to be placed on the above deacribed pro- ~ perty for materials iurnished. or labor performed thereon, and if such `s liens are ao placed, the same may be paid by the party of the first part ~ ; and such payment, plus intereet thereon at 10y per annum ahall be added ~ ~ t ~ to the unpaid balance of this Agreement.
