ation ahall be in the eame proportion as the liability of eaah auah

7. Maintenan~e Alteration and Improvement. Responaibility for
the mainta`nance o e o n um proper y, a reatrictiona upon its ;
alteration and improvement ahall be as folloMa: ?

7.1 Apartmenta.
(a~) By the Aaaociation. The Aasociation ahall main-
tain, repa r an rep~e a~"the Aaaociation'a eapenae:
(1) All common elements and limited co~on
element~. '
(2) All portiona of an apartment, eacept
interio r surfaces, contributing to the aupport
of the apartment building, ~+hich portions shall
include but not be limited to load-bearing col-
umns and load-bearing xalla.

. (3) All conduits, ducts, plumbir~g, xiring, '
and other facilitiea for the furnishir~g of utility '
aervices contained in the portion~c of an apartment
that aervice part or parta of the Condominium other
than the apartment xithin ~hi~h contained.
(4) All incidental damage cauaed to an apart-
ment by reaaon of maintenance, repair and replace-
ment accom~lished purauant to ths proviaiona of ~
7•1 ~a) (1), ~2), ~nd (3) above. ~
(b) By the Apartment O~mer. The reaponaibility of the
apartment o~rner or ma n nance, repe~ir and replacea~ent,
shal l be as folloxa :
(1) To meiintain, repair and replace at his ex-
penae all portiona of hia apart~aent ex~ept the por-
tiona to be maintained, repaired an~d replaced by the
Aasociation. Included xithin the responaibility ot
the apartaent o~ner ahall be KindoMa, aer+qena and
doora opening tnto or onto hia apartment. All auch
taaintenance, repaira and replacement shall be done
without disturbing the righta of other apart~ent oxn-
ers.
(2) An apartinent oxner ahe~ll not paint or other-
~ise decorate or change the appearance of aipr portion
ot the exterior of the apartment buildirg Kithout the
prior approval, in Mriting, of the oxr~era of reeord
of fitty-one (51~) pereent o! the ap~nrtment unita,
and the approval 02' the Aasociation.
(3) To promptly report to the Aasociation any
defect or need for repairs for Mhieh the Aasoeiation
is reaponaible.
7.2 Par~ S aces. The Aasociation shall mnintain and re-
pair at the aaoc a on s eapense all parking apacea.
7.3 Recreation Area. Maintenance, repair, replacement, alter-
ation and mprov+smen o the Recreation Area ahall be bq the Aaao-
ciation at the Asaoeiation'a expenae, purauant to the terms and
proviaions of the Ninety-Nine Year Leaae.
