10.6 Aaaociation aa A ent. The Aaaociation ia hereby
irrevoaably appo n e gen or each apartmant o~ner arid for ,

to adJust all claima arising under the insurar~ce policiea
purchassd by the Aaaociation and to execufie and deliver re-
leases upon the payment of a claim.
10.7 Recreation Area. The terms oP the Ninety-Nine Year ~
Lease ahall govern e stribution of pi*oceeda of insur~nc e
on or attrlbutable to auch area, provided, ho~rever, that no
distribution of proceeda shall be made to the Leeaor unleaa
it ahall have been determined pursuant to the terma ar~d
provisioria oP the aaid Ninety-Nine Year Lesae not to reconatYUCt
or repair dame~ge to the property de~aiaed thereurider.
11. Reconstruction or repair after caaualty.
11. Determiriation to reconstruct or re ir. If ar~y part ot
the Condomin um proper y s a amage y caaualty, xhether or
not it shall be reconstructed or rspaired shall be determined in
the follo~ing ma~nner:
(a) Common element. If the damnged improvement
is a com~n e emen , e damnged property ahall be recon-
atructed or repaired, unless it is determined in the
manner elaeNhere provided that the Condominium ahall be
terminated. •
(b) (1) Lesser dama e. If the dame~ged
improvemen s e apartment building and

Association to be ten~ntable, the damaged
property shall be re~onatructed or repaired,

11.2 Plana ar~d a cificationa. Any reconatruation or

specificationa for the original buildir~g, or, in lieu thereof,
according to plana and speciPicationa approved by the Board of
Directora of the Aaeoeiation, nnd if the damnge8 property ia in
the apartment building, by the oKnera of not leaa than eighty
percent (809~) of the common elements, including the orrnera of
all damaged apartmsnta,-together Mith the approval. of the
Snatitutional mortgageea holding firat aartgages upon all damaged
