12. Uae Restrictiona. The uae of the Condominium property ahall
be in acco ance w e folloMing provisions as long a8 the Condominium
eaists and the apartment building in useful_condition eaiata upon the
land:
12.1 A artments. Each oP the apartment units shall be occu• ~
pied only as a a ng e family private dNelling. Except as
reserved to Developer, no apartment unit may be divided or sub--
divided into a smnlle r unit.
12.2 Common elements and limited cou~on elements. The
comnon elemen s a common e emen a s a used ~
only for the purposes for r?hich they are intended in the Pur-
niahings of services and facilities Por the en.~oyment of the
apartments. }
12.3 Children. No persons who have not yet attained the
age of thir en ) years shall be permitted to reside in ar~r #
of the apartmenta except aith the written consent oP the Board
of Directora of the Association, or of the Developer, p~rov id ed
such rrritten conaent Nhen once given and relied upon in connec-
tion with the purchase and acquisition of a condominium apart-
ment unit may not thereafter be revoked or terminated MithQUt
the consent oP the apartment owner, and provided, ~irther, that
children under such age may visit and te~orarily reside in an ;
apartment unit rovided such temporary residence shall not ex- '
ceed thirty (30~ days within ar~y consecutive t~elve-month peri- ~
od.
12.4 Pets. No pets shall be maintained or kept in ar~y of
the apartmen s other than goldfish, tropical fish and the like,
and such birds as canaries, parakeets and the like, eacept as
may be speciPically provided Por and authorized by the rulea and
regulations of the Asaociation as they may be from time to time "
adopted or amended, or pursuant -to the rrritten consent of the '
Board of Directors of the Association, or oP the Developer, pro-
vided, such ~rritten consent when once given and relied upon in
connection with the purchase and acquisition of a condondnium
apartment unit may not thereafter be revoked or terminated Mith-
out the consent of the apartment o~me r.
~ 12.5 Nuisances. No nuisance ahall be allowed upon the Con-
~ dominium prop~y, no~ any use or practice that is the source of
E annoyance to residenta or which intereferes with the peacefi,il

~ possession and proper use of the property by its residents. All
parts of the Condominium shall be kept in a clean and sanitary
condition, and no rubbish, reflise or garbage allowed to accumulate
~ nor any Fire hazard allowed to eaist. No apartment owner shall
~ permit any use of his apartment or make any use of the common
elements that will increase the cost of insurance upon the Condo-
minium Property.
12.6 Lawful use. No immoral, improper, ofPensive or unlaw-
ful use sha e ma e of the Condominium Property nor ar~y part of
it; and all valid laas, zoning ordinances and regulations oP all
governmental bodies havin,g ~urisdiction shall be obaerved. The
responsibility of ineeting the requirements oP governmental bodies
, for maintenance, modification or repair oP the Condominium prop-
~ erty shall be the same as the reaponsibility for the maintenance
~ and repair of the property concerned.

~ 12.7 Leasin oP Apartments. After approval by the Associa-
~ tion as elaeM ere requ re , en, re apartments may be rented pro-
~ vided the occupancy is only by the Lessee, his Pamily and gueats,
~ provided that no apartment shall be ~eased to an urmarried person
under the age of twenty-five (25 ) yeara, exc ept rrith the e~cpre sa
r+ritten conaent of the Board of Directora of the Association, or
oP the Developer, provided, such Mritten conaent rrhen once given
