right is reserved to any institutional firat mortgagee Mhich may
become the oriner of an apartment, and to the Association as to

12.11 Re ulations. Reaaonable regulations concerning the
uae of condom n um propertq may be made and amended from time to
time by the Association in the manner provided by ita Articlea of
Incorporation and By-I.nr+s. Copiea of such regulationa and amend-
ments ahall be furniahed by the Aasociation to all apartment own-
ers and residents oP the Condominium upon request.

12.12 Proviso. Provided, hoxever, that until Developer has `
completed a1T o3'~Fie contemplated improvementa and cLoaed the aale
of all of the apartnienta of the Condominium, neither the apartment
~ owners nor the Association, nor the use of the Condominium property
. shall interfere Mith. the completion of the contemplated improve-
~ ments and the sale oP the apartmenta. Developer may make auch use
oP the unao ld units, commen elements and common areas, and of the
~ Recreation Area, aa may facilitate aueh completion and aale, in-
~ cluding, but not limited to, maintenance of a sales office, ahar-
