(e) Failur9 to ~ive notice. If notice to the Aasoaiation as hereina ve requ r a~"no~iven, then at any time after receiving knoMledge of a transaction or event tranaferring oxnerahip of an apartment, the Aasociation, at ita ela ction and Nithout notice, may approve or disapprove the tranaaction. I! the Aaaociation disapprovea tha tranaaction, the Asaociation shall proceed as if it had received the required notice on the date oP diaapproval. Any sale, mortgage or leaae Mhich is not authorized purauant to the terme and provisions of this Decl.~ration shall be void unless aubaequent ~r approved in Mriting by the Aasociation. 13.3 Diaa rovnl b Aasociation. If the Asaociation ahall disapprove a rar~ er o ownera p o an apartment, the matter shall be disposed in the follo~ing manner: (a) Sale. If the propoaed tranaaction ia a aale and if the notice of sale given by the apartment oxner shall so demand, then xithin thirty (30) days after receipt of such notice and information the Asaociation ahall deliver or mail by registered mail to the ap~rtment ormer an agre~ent to purchase the apartment signed by a purchaser approved by , the Asaociation, or an agreement to purchase aigned in behalf oP the Association by its Preaident ar~d atteated by ita ~ Secretary, in xhich event the apartment oMner shall sell the f apartment to the named purchaser at the price and upon the ~ terms stated in the disapproved contract to sell, eacepting ~ that at the option of the named purchaser the purchaae price ~ may be paid in cash at closing. ~ (1) The sale ahall be closed within thirty (30) ~ days after delivery or mailing of the agreement to pur- chase, or upon the date designated in the disapproved contract, whichever date ahall be later. (2) A certiPicate of the Asaociation eaecuted by any of its ofPicers in recordable Porm shall be deliv- ered to the purchaser. (3) If the Association shall fail to purchaae or provide a purchaser upon demand of the apartment ormer in the manner provided, or if the purchaser l~rriiahed by the Aasociation shall default in his agreement to ~ purchase, the proposed transaction shall be deemed to have been approved, and the Aasociation ahall furnish ~ a certiPicate oP approval as elaexhere provided, in re- ~ cordable form. (b) Lease.
