treAted as unpa~d ren`. The Lessor, at the Lessee~s sole expense, ;

d. ThE Les4ee mFZ,y, f it shall so desire, endeav~r a~ any
time to contest the valid~.ty ~f any assessment, or to obtain a
lowering of the assesse~~ val~iation upon the Dem3sed Preroises for
the purpose ~~f reducing any assessment. In such event the Lessor
Will offer r,o ob~ec}ion and at the request of the Le4see, without
sxpense to ~he Lessor, will cooper-ate tvith the Lesaee. If re-
quested by the Lessee, and provided he wil.l not in the reasonable
~udgment of the Lessor ~ncur any ex~en.Qe or liability thereb;~,
the Ikssor will. execute any documer.ts which raay ba necessary and
proper for any such prc~ceedir.~s. Any refutxls shall bs the pr~p-
erty of the Lessee to the e:ct2nt to which it may be based on s
payment of an zssessment mane by the Less~s.
e. The Lessor m~y at _any time require t:~e Lessee to depos-
it fur:cis ~ or the p~yment of current ~;axe3 and as~essments on the
Demised Premises in a bank or trust compar~y selected by the Les-
sor. Such f'unds shall be held in the n~me of the Lessee; with
any interest pa-,r~.ble to the Les~~ee, but ~he depositary sha21 be
orohibited from ~aying such f~.unds to anyone other than the appro-
priate taxing authority exceFt upon the written consent oP the
Lessor. The Lessee shall so deposit onE-t~relfth (1/12) of the
current annual ta~ces, or those of the precading tax yexr if the
current taxes hav~e not then been Pixed, on the first day of each
month in a~var,ce, except that all additional i'ur~:? r-Aquired Por
any payment ~hall also be deposited on the first 3ay of the final
month du~~ing which or at tlie end of which a payment is due and
payable witho~it interest or Fena2ty, and during which thP maxi-

8. Insurance Premiums and Uti2itiea. LesSee covenlnts and

utilities used, reildered or suppl ied on or in ~o7neetlon wit~: the
