owner to comply with the restriction herein provided, then and• in any

such event the Grantor, his heirs, legal representatives, succeasore
and aesigns, may enter upon the property and undertake to perform `
such maintenance (including, but not limited to, cutting, clearing, t
weeding and cultivating the lawn). Any cost or expense incurred by
the Grantor, his heirs, legal representatives, successors and gesigns,
in any such undertaking shall be repaid by the owner, together with
interest at the rate of seven (7) per centum per annum, and may be
secured by a lien againgt the owner's parcel of property ei~forceable
in the same manner, and to the same extent, as is provided for
mechanice' or materialmen's liens under Florida Statutes as now in

force or as hereafter amended.
5. The Grantor, his heire, legal representatives, successors
and assigns, may assign the enforcem ent provisions of these
restrictions, or any of them, to an association of the owners of parcels ~
withinBEACH CLUB COLONY, SECTION ONE, to be formed hereafter.
8. The re8trictions provided herein shall be real covenanta and
run with the land. ~ccept as otherwis e provided herein, in cas e the
Grantee, his, her or their heir~, legal representatives, successors
or assigns shalt violate or fail to carry out any or all of the stipulated
conditions as provided herein, proceedings to enforce compliance there-
with by i~junction or other suit or otherwise may be brought, at the
option of the Grantor or his assigns. Any owner of other lots or parcels
bought subject to these same restrictions may proceed similarly, No
failure or omission to bring such suit or take such other proceedings as
may be deemed necessaryehall beheldtobea waiver of anyright in the
Grantororany Iotor parcelowner to enforce compliancewiththese
conditions.
7. The terms "Grantee" and "Owner", as used herein, ehall - i
