ILORt091 iiNO 2 QUIT-CLAIM DEED THIS QUIT-CLAIM DEED, Executed this ~ day of (•C-f~t , A. D. 1971, by ANN L. KROHNE, Individually and as Trustee, joined by her husband, WILLIAM KROHNE, first party, to M. E. NIKANDER, as Trustee, whose post office address 4 is 421 North Dixie, Lake Worth, Florida, second party; WITN~SSETH, that the said first party, for and in consideration of the sum of ONE DOLLAR ($1.00) in hand paid by the said second party, the receipt whereof is hereby acknowledged, does hereby remise, release and qnit-claim unto the said ~ second party forever, all the right, title, interest, claim and demand which the said first party has in and to the fol2owing described lot, piece or parcel of land, situate, lying and being in the County of St. Lucie, State of Florida, to-wit: All the right, title and interest of the Grantor in and to a certain easement reserved in a deed between the Grantor and the Grantee dated March 6 , 1958, and recorded in Deed Book 236 , pages 211 & 212 , which easement was more particularly described as follows: ~ R ESERVING unto the Grantor for the benefit of herself and her successors in title to Tract A, according to the plat thereof recorded in Plat Book 7, =page 13, Public Records of St. Lucie County, Florida, an easement over that part of the South 50 feet of the above described property extending from the East right-of-way line of the proposed State Road A-1-A (the actual East right-of-way line of the raad as it may be laid out), extending Easterly to a point 50 feet East of the West line of Tract A. The purpose of this easement is to provide ingress and egress for the owners of Tract A since that tract does not border an the proposed State Road A-l-A. Should the actual location of State Road A-2-A border TractA then this easement shall cease and determine. Should other means of ingress and egress other than as reserved herein be provided for the benefit of said Tract A and such ingress and egress be equivalent to that reserved herein then this easement shall cease and determine. This easement is reserved ` for the Grantor and her successors in title to said Tract A and the obligation to terminate this easement on conditions provided herein shall devolve upon . the said successors in title as well as upon the Grantor herein. TO HA VE AND TO HOLD the same together with all and s ingular the appurtenances thereunto belonging or in anywise appertaining, and all the estate, right, title, interest, lien equity and claim whatsoever of the said first party, eithe r in law or equity, to the only proper use, benefit and behoof of the said second party forever.
