~ THE MORTGAGOR COVENANTS AND ~AGREES THAT:
(1) The MORTGAGOR herein sha{1 make the payment S, called for in the 1St mortgage
~ now encumbering this property, to the MORTGAGEE herein, which payments the MORTGAGEE here-
in'shall in turn deliver to the owner of the said ~ lst mo~tgage .
(2) If the MORTGAGOR herein does not make the scheduled payments as they come due under the afore-
said 13t mortgage , then the MORTAGEE here at it8option, can make the said delin-
quent payment S, adding said payments made to the balance due under this mortgage deed. In
the event that the MORTGAGOR herein does not make the scheduled payments as they become due
under the aforesaid 1St f, mortgage , then at the option of the MORTGAGEE
~ herein, the entire balance due hereunder can be dedared due and payable in full on demand by the
said hqORTGAGEE herein.

~ (3) The MORTGAGOR herein shall not further encumber this property, except by obtaining the permission
of the h10RTGAGEE herein_
~ (4) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first morigage
now encumbering this proaerty at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of said refinancing to be applied against the unpaid balance due hereunder.
(5) The MORTGAGOR herein will at the request of the MORTGAGEE_herein acknowledge this mortgage
~ and the amount still due at the time oE the request on a form provided for this purpose by the MORT-
GAGEE.
(6} Failure on the part of the MORTGAGOR to comply with, perform, or abide by any ot the agreements,
~ stipulations, conditions and covenants as set forth above in se~tions 1, 2, 3, 4 and 5, empowers the
MORT6AGEE herein, at his opt~on, to decJare the entire balance due hereunder to be due and payable
at once. Fail~~re of :ha MORTGAGEE herein, to exercise this option at any time shall not tonstitute a
waiver of the right to ex8rcise this o~tion at some (ate~ time.
(7) In the event oF foreclo;ure of this mortgage deed, the MORTGAGOR will be held liable only to the ex-
3 tent of the property encumbered by ihis mortgage deed.
