The Mort~agee may~ at his option. and without waiving his right to accelerate the indebtedness heteby secured and to foreclose the same. pay either betote or aftet delinquency any or all ot those certain obligations required by the terms hereof to be paid by the Mort~adot for the ptotection of the mort~ase security ot for the cal- lectio~ of the indebtedness hereby secured. All sums so advanced or paid by the Mottgasee shall be chat~ed into the mort~age account and become an intesral part thereof. subject in all respects to the terms. conditions. a~d cavenants of the afaesaid promissory note, and this moctgage. as fully and to the same extent as thou`h a part of the orisinal indebtedness evidenced by said note and secured by this mortsa`e. exceptin~ however. that said sums shall be tepaid the Mortgagee forthwith upon its demand and be in addition to the regular monthly install- ments provided by the mottgase note. 3. That the abstract or abstracts of title covering the mortaaaed property shall at all times, during the life of this mortgage, remain in possession of the Mortgagee and in event of the foreclosure of this mottgase or other transfet of title to the mortgaged property in extinguishment ot the indebtedness secuted hereby. all right. title and interest of the Mortsagot in and to any such abatracts o[ title shall pass to the Qurchaser ot `rantee. 4. To the extent o[ the indebtedness of the Mottsagor to the Mortgagee desccibed herein or secured hereby, the Slortgagee is hereby subtogated to the lien or tiens and to the rights of the owners and holders thereof of each . and every mortgage, lien or other incumbtance on the land described hetein which is paid and/or satisfied, in whole or in part, out of the proceeds of the loan described herein ot secured hereby, and the respective liens of said mortgages, liens or other incumbrances. shall be and the same and each of them hereby is preserved and shall pass to and be held by the Mortgagee herein as security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it would have been pteserved and would have been passed to and been held by the ~tortgagee had it been duly and regularly ass.igned, transfeaed, set over. and delivered unto the Mort- gagee by separate deed of assignment. notwithstanding the fact that the same may be satisfied and cancelled of record, it being the intention of the parties hereto that the same will be satisfied and cancelled ot record by the holders thereof at or about the time of the recordina of this mortgage. 5. In the event the ownership of the mortgaged premises, or any patt thereof, becanes vested in a person other than the !~lortgagor, the Alortgagee may, without notice to the Mottgasor, deal with such successor or suc- ccssors in interest with reference to this deed and the debt hereby secured. in the same manner as with the Mort- gagor without in any way vitiating or discharging the Mort~a6or's liability hereunder ot upon the debt hereby secured. No sale of the premises hereby mortgaged and no [orbearance on the patt of the Mort~agee. and no ex- tension o[ the time for the payment of the debt hereby secured given by the Moctgatee shall opetate to release, ' discharge, modify. change or affect the original liability of the MortEagot hetein either in whole or in part. 6.
