WARRANTY DEED
THIS INDENTURE, Made this 24th day of September, 1971, between '
SIDNEY J. WEST, e single adult, the unremarried widower of Helen
West, a/k/a Helen Irene West, of the County of St. Lucie, State of
Florida, grantor, and MAR.TORIE D. SHOTTO, a single adult, whose
post office address is P. 0. Box 4146, Fort Pierce, Florida, of the
County of St. Lucie, State of Florida, grantee,
WITNESSETH: That said grantor, for and in consideration of
the sum of $10.00 and other good and valuable consideration to said
grantor in hand paid by said grantee, the receipt whereof is hereby
acknawledged, has granted, bargained and sold to the said grantee,
and grantee's heirs and assigns forever, the follawing described
land, situate and lying in St. Lucie County, Florida, to-wit:
Lot 8, Block 1, of HOPKINS SUBDIVISION, according to
the plat thereof recorded in Plat Book 3, page 18 of
the public records of St. Lucie County, Florida;
AND
Beginning at the Northwest corner of Lot 9, Block 1,
of HOPKINS SUBDIVISIO~N, according to the plat thereof
recorded in P1at Book 3, page 18 thereof, and as per
revised plat of Block 1 of said Hopkins Subdivision as
shown by the plat recorded in Plat Book 4, page 62 thereof,
all of the public records of St. Lucie County, Florida;
same being a subdivision of a part of the NE'~ of the SE'~
of Section 9, Township 35 South, Range 40 East, from said
NW corner of said Lot 9, run South along the West line of
said Lot 9 a distance of 43 feet to a point; thence run
East 17.5 feet to a point; thence run South 7 feet to a
point; thence run East approximately 42.5 feet to a point
on the East line of said Lot 9, which point is 48 feet- .
South of the NE corner of said Lot 9; thence run North
along the East line of said Lot 9, a distance of 48 feet
to the Northeast corner of said Lot 9; thence Westerly
aZong the North line of said Lot 9, a distance of 60 feet
to the NW corner of said Lot 9, the point of beginning.
SUBJECT to that certain mortgage from Sidney J. West, a
single adult, to Citizens Federal Savings & Loan Association
of St. Lucie County dated July 25, 1970 in the original
principal amount of $5,000.00, recorded in 0. R. Book 186
at pages 137 and 138, public records of St. Lucie County,
- Florida, which grantee herein assumes and agrees to pay.
And said grantor does hereby fully warrant the title to said land,
and will defend the same against the lawful claims of all persons ~
whomsoever.
