~ IN ADDITION TO THE COVENANTS HEREINAFTER SEY OUT THE MORTGAGEE AND MORTGAGORS
~ COVENANT AND AGREE THAT:
tl) - The M.ORTGAGOR herein sha{I make within 7 days of the due date, the payments called
~ for in the 1ST mo~tgage now encumbering this property, to the MORTCAGEE herein at
~ H I S office or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
windstorm insurance, all ad valorem city and/or county taxes, any special improvemeM assessments and any
other special governmenia) assessments or charges.
(3) If the N,ORTGAGOR herein do not make the payments on the1sT mortgage , the fire and
w+ndst.~rm insurance premiums and governmental taxes or special assessments as they come due, as well as
the payments called for in this mortgage deed, then the MORTGA6EE herein can at H I S
option make these payme~ts, adding said payments made to the balance due hereunder. If any or~ or all of
rhe aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at H I S ~
aplion, without further notice declare the balance due under this mortgage due and payable in full at once
~ and forthwith ptace the matter in ihe hands of an attor~ey for colledion or enforceme~t. In this event all
~ costs incurred will be chargeable to the balance due under this mortgage.
{4) The MORTGAGOR here~n shal! not further encumber this property except by obtaining WRITTEN per-
~ mission of the MORTGAG~E herein and any attempt to do so witho~t this written permission will be nutl
and void.

t5) The MORTGAGOR herein wil! at the request of the MORTGAGEE herein, ~efinance the first mongage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pra
~ ceeds of the sa+d refinnn:ing shall be apptied against the unpaid balance due hereunder.

the cxistence of this mortgage and the amount still due thereon on e estoppel form provided fot this pur-

Fa~lure on the part of the MORTGAGOR to comply with, perform; o~ abide by a~y of the agreements,
sti~v!ations, conditions and covenants as set forth above in aections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at hi: option, to declare the entire balence due he~eunde~, to be dus snd payable at once
N~thout notice. Failure of the MORTGAGEE herein, to exercise this option at any time shall not constitute a
wa~ver of the right to exorcise thi: option at some late? time.

ties hereta, that they have read the proviaions of this mortgege and the note it secur~t and thet they are sw~re
of their right to have their own attorney examine said mortflage to9ether with fhe said note it sacures and
