with all riparian rights appurtenant or in anywise appertaining
thereto, but subject, hawever, to all existing public utility ease-
ments thereover, if any, and also subject to all existing riqhts-of-
way for public raads thereover. .
ATSO: Begin at the NE corner of Lot 1 of Chas. A. Gates Subdivision
as per plat thereof on file in Plat Book 4, at Page S, of the public
records of St. Lucie County, Florida, run W along the N line of saic~
Lot 1 and the extension thereof to the E riqht-of-way line of the
