Any deficiency in the ar~ount of such aggregate monthly payment shall, unless made good by the mortgagor prior to the due date of the next such. payment, constitute an event of default under this mortgage. The mortgagee ma}• collect a"late charge" not to exceed two cents (2¢) for each dollar (S1) of each payment more than fifteen (15) days in arrears to cover the extra e:pense involved in haodling delinquent payments. 3. That if the total of the payments made by the mortgagoi under (b) of paragraph 2 preceding shall exceed the amount of payments actuall}r made by tl~e mortgagee. foi groand rents, taxes and essess~aents and insutance premiums, as the case may be, such excess slwll be credited by the mortgagee on subsequent payments to be made by the mortgagor. If, however, the monthly payments made by tfie moctgagor under (6) of paragraph 2 pre- ceding shall not be sufficient to pay ground rents, taxes and assessm~~nts and insurance premiums. as the cese may be, when the same shall become due and payable, then the mort~cgor shell pay to the mortgagee any amount necessary to make up the deficiency, on or before the date when payment of such ground rents, taxes, assessments, or insurance premiums shall be due. If at any time the mortgagor shall tender to the mortgagee in accordance with ~ the provisions of the note secured hereby, full payment of the entire indebtedness represented thereby, the mort- ~ gagee shall, in computing the amount of such indebtedness, credit to the eccount of the matgegor all payments made under the provisions of (al of paragraph 2 hereof which the matgagee has not become obligated to payto ~ tbe Sec:retpry of Housing and Utban Development and any belance cemaining in the funds accumuleted under the provisions of (L) of said paragraph 2. ]f there shell be a default unde~ any of the pcovisioas o( this martgage, re- sult~ng ~n a public sale o[ the premises covered ~ereby, or if the mortgagee acquires the property otherwise a(ter deteuit, the mottgagee shall apply, at the time oE the commencement of such proceedings ot at the time the prop- erty is otherwise acquiced, the balance then remalning in the funds accumulated under (G) of paragraph 2 preceding as a credit against the amount of principai then remaining unpeid under seid note and shall pcopeclyadjust eny payments which ahall have been mede under (a) oi said paregraph. 4. That he will pay all taxes, assessments, water ratea, and other governmental or municipel charges, fines, c,r impositions.
