include and bind all parties to this instrument, their successors,
assigns, heirs, executors and legal representatives.
WITNESSETH: That the Grantor, for and in consideration of the ~

of which is hereby acknowledged, by these presents does grant, barqain,
sell, alien, remise, release, convey and confirm unto Grantee, all that

hereby covenants with said Grantee that it is lawfully seized of said land ~
and real property in fee simple; that it has qood right and lawful authority
to sell and convey said land and real property; that it hereby fully war-
rants the ti"tle to said land and real.property and will defend the same
against the lawful c2aims of all persons whomsoever; and that said land
and real property is free of all encumbrances.
