Uee of the Demised Premises by the Lesaee shall be Non- Exclusive, it being hereby acknowledged and agreed that the Lesaor has heretofore or ahall hereafter enter into aimilar non-exclusive ninety-nine year leases with other condominium associations formed fo the purpose of administrating the affaira of other condominiums at~le Colonnades Condominiums Complex. The Lessor further reservea the right to lease or cantract for the uae o!' the Demised Premises by other groups or peraons, for the purpose of enabling the coat of maintenance and operation thereof to be opportuned amongst a larger number of peraons, provided, however, that at such time as all of the condominiums to be located in the Colonnades Condominium Complex ahall have been completed, all agreements or leases for the use of the Demised Premises by anyone other than such association or the residenta and occupants of the said Colonnades Condominiums, ahall terminate. It ia recognized and aclmowledged that the Lessor under the terms of this Lease may be one or more of the officers and direc- tors constituting the original Board oP Directora and Officera of the Lessee, and that all of the peraons conatituting the original Board oP Directora and OfPicers oi' the Lessee and peraons who may be sub~ect to the control or influence of the Lesaor. Each apartment owner, for him- self, his heirs, successors and assigna waives all ob~ection to euch circumstance and ratifiea and agrees to be bound by the ternLS and pro- visions of thia Lease to the same extent as if he had ~oi~ned.in the ea- ecution hereoP for all purposea herein eapressed, as well as for the purpose of: (a) subJecting all of his right, title and interest in his condominium apartment and to the common elements appurtenant there- to to the lien rights granted the Lessor ur~der the provisions hereoP; ~ (b) agreeing to perform each and every of the covenanta, promisea and undertakings to be perPormed by condominium apartment unit owners wher- ever so provided in this Lease; and (c) ratiPying, confirming and ap- proving each anci every provision he~ein contained, and acknowledging that all of the tern~s and proviaions hereof, including the rental re- aerved, are reasonable. a. The Lessee ahall constitute the irrevocable agent in fact, with t'ull power of substitution, oP each and every I act and thing required of apartment unit owners purauant to the provisions of this Lease, and to consent to and eaecute any and all documents, where necessary, to ePfectuate any and all of the provisions of this Lease. In the event any of the provisions of this Lease shall be in conflict with - any of the provisiona of the Declaration of Condominium, the provisions of this Lease shall control, except with the ex- press Mritten consent of the Leasor to the contrary. b. The rental herein provided for to be paid, the coat of repairing and maintaining the Demised Premises in good condition and repair, and oP replacing portions thereof, as necessary, and other undertaki»gs and obligations herein pro- vided for, shall conatitute a common expen$e ot the Condomin- Sum. c. Each condominium apartment unit owner shall have the right to use, occupy and en~oy the Demised Premisea through - the Lesaee, sub~ect to all of the provisions of this Lease, the Declaration oP Condominium, the Certificate of Incorpora- tion and the By-Laws of the Lesaee, and such rules and regu- lations Nhich the Lesaee may Prom time to time adopt. d. Uae oP the Demised Premises ahall be subJect to all laws, statutes, ordinances, rulea and regulationa of appro- priate governmental authorities, and to the rules and regu- latione oP the National Board of Fira Underwriter8, or in the . event it shall terminate its present, lunotione, then oP arq? other body axercieing aimilar functione.
