If such perfarm- ance by the Lessor shall constitute in whole or in part the payrnent of monies, such monies paid by the Lessor, together With interest thereon at the rate of ten (10~) percent per annum, shall be deemed additional rents due and payable the Lessor on demand, or, at the option of the Lessor, the said monies may be added to any rent then due or thereafte r becoming due under the terms and provisbns of this Lease, and the Les- see covenants to pay any such sums with the said interest, and the Les- sor shall have, in addition to any and all other rights and remedies herein provided, the same rights and remedies as exist pursuant to the terms and provisions hereof, as well as by operation and rules of law, in the event of default by the Lessee in the payment oP rent. 22. Quiet En~oyment. The Lessor covenants and agrees with the Lessee tha so ong as e Lessee keeps and perfo~ms all of ita cove- nants herein made the`Lessee shall have quiet and~undiaturbed and con- tinued possession of the Demised Premises sub~ect only to the terms ani provisions of this Lease herein provided, and the easements herein re- ferred to. 23. Lessor's Right of Entry. The Lessor and its agents shall have the right o en ry upon e em sed Premises at all reasonable times to eaamine the condition and use thereof, and if said prem2ses are dam- aged by any casualty which causes the premises to be exposed to the el- ements, then the Lessor may enter upon the premises to make emergency . repairs, and it shall have the right to recover the costs thereoP from the Lessee as additional rent due under the terms of this Lease. _ 24. Title to Demised Premises. The intereat oP the Lesaee in the Demise rem ses s e su ect to: a. The title and rights oP the Lesaor, and th~e terma, conditions and provisions of this Ninety-Nine Year Lease. b. Al1 easements which have been or which may hereafter be created by the Lessor, or ~oined in by the Lessor, for the purpose of providing for utilities, passage, or other use de- signed to permit the full utilization and en~oyment of the De- mised Premises, and of the Condominium apartment building, by the owners and occupants of cor~dominium units as the Condomi- nium. c. The lien of any mortgagee in connection with any mort- gage now existin,g or hereafter created encumbering the Deud sed Premises, provided, however, that any auch mortgage shall ac- knowledge the existence of thia Ninety-Nine Year Lease Agree= ment, and the Lessee's rights hereunder, so long as it shall faithfully perform each and every of its duties and obligations herein imposed. - ( ~ 25. Default Clause. ~ ~ a.
