The mortgagor agrees to pay the mortgagee, or urder, the principal sum of SEVENTEEN THOUSA,yD FOUR

~ 1. That he will pay the indebtedness, as hereinbefore pravided. Privilege is reserved to pay the debt in whole,
€ or i~ an amount equai to one or more monthly payments on the principal that are next due on the note, on the first
s day of any month prior to maturity: Pru~ idrd, however, that written notice of an intention to exercise such privilege
~ is given at least thirt}~ (30) da~•s prior to prepayment; and, provided Curther, that in the event the debt is paid in
~ full prior to matu~it~• and at that time it is insured under the provisions of the National Housing Act, he will pay to

2. That, in order more fully to ptolect the security of this mortgage, the mortgagor, together with, and in addi-

Anv deficiencv in the ar.iount of such aggregate monthly payment shall, unless made good by the mortgagor
- prior to the due date uf the next such payment, constitute an event of default under this mortgage. The mortgagee
may coltect a"late charge" not to exceed two cents (2Q1 for each dollar (Sl) of ea~h payment more than fifteen

~ 3. That if the total of the payments made by the mortgagor under (b) of paragraph 2 preceding shall exceed
the amount of the payments actually made by the morigagee, for ground rents, taxes and assessments and iasur-
ance premiums,as the case may be, such excess at the option of the mortgagee~ shall be credited on subsequent
_ payments to be made by the mortgagor, or refunded to the mortgagor. If, however. the monthly payments made by
the mortgagor under (b) of paragraph 2 preceding shall not he sufficient to pay gtound rents, taxes and assess-
- ments ared insurance premiums, as the case may be, when the same shall become due and payable, then the mort-
gagor shall pay to the mortgagee any amount necessary to make up the deficiency, on or befoce the date when p~ay-
ment of such ground rents, taxes, assessments. or insurance premiums shali be due. IE at any time the matga-
: gor shall tender to the mortgagee in accordance with the provisions of the note secured hereby, full payment of the
~ entire indebtedness represented thereby, the mortgagee shall, in computirg the amount of such indebtedness,
credit to the account of the mortgagor all payments made under the provisions of (n) of paragraph 2 hereof whichthe
mortgagee has not become obligated to pay to the Secretary of Nousing and Urban Development and any balance
remaining in the funds accumulated under the provisions of (h) ot said paragraph 2. lf there shall be a defauit un-
der any ~f the provisions of this mortgage. resultin~ in a public s~te of the premises covered hereby, or if the
mortgagee acquires the property otherwise after deEault. the mortgagee shall apply, at the time of the commence-
ment of such proceedings or at the time the ~roperty is otherwise acquired, the balance then remaining in the funds
- accumulated under (6) of peragraph 2 preceding as a ccedit against the amount of priocipal then remaining unpeid
under said note and shall properly adjust any payments which shall have been made under (ul of said paragraph.
