hereby covenant with Mortgagee, its successors and auigns, as follows: That they are lawfuliy seized of said
'j premises and have good right and authority to sell and convey the same; ihat the same are free and clear of
: all liens and encumbrances, excepting a Lease and Assignment of Rents dated of even date herewith,

which is here made for all purposes; that they will not directly or indi~ectly create, assurne or permit to
exist any additional mortgage, lien, charge or encumbrance on or pledge of or security interest i~ said
premises; that Mortgagee, its wccessors and assigns, shall quietiy enjoy and possess the same and that
Mortgagors will war~ant and defend the title to the sa+ne against all lawful claims except said Lea~.
