RESTRICTIONS

1. A:1 Lots in BEACH CLUB COLO\Y, SECTIO:`' ONE,
according to the Plat thereof, filed A9ay 13, 1971 and recorded in Plat
Book 16, Page 11, St, Lucie County, Flor;da, public records,shall be
used exclusively for resident;al purposes, with the exception that Lots
1, 2, 3 and 4 of said subdivision may also be used for business
purposes.
2. No tents, housetrailers or temporary buildings shall be
erected or placed upon any lot, without the prior written consent of the
Grantor herein. No wire :ence shall be erected on any lot or part

~ thereof, and no fences of any kind shall be erected on any lot or portion

thereof which exceed an average of four !4) feei.
3. ~To livestock or fowl shall be permitted on said property;

nor shall any nuisance be permitted or carried out on said property.

4. Upon each lot has been constructed a duplex dwelling~ con-

sisting of two (2) approximately equal but separate parcels. The
owner of each such parcel shall be responsibie for the maintenance and

~ repair of said parcel, and with cutting, clearing, weeding, cultivating,

' and otherwise maintaining the lawn on said parcel. Should the owner
_ of any such parcel fait or refuse to provide such care or perform such
= n~aintenance for a period of not less than thirty (30) consecutive days,
= then and in any such event, the Grantor, his heirs, legal representa- ~

tives, successors or assigns, hereby reserves the right to send a
= formal written notice to said own~r demanding that the restriction
_ herein con;ained be s:rict:y cam,p.:ed wi~h with~n a period not to exceed
fuurteen (i~4? days. Such notice shall be m.ailed to the owner at the ,
iegal address for ihe parcel. L'pon the expiration of the time period
