l. A11 Lots in BEACH CLUB COLONY, SECTION ONE,
according to the Plat thereof, filed May 13, 1971 and recorded in Plat
Book 16, Page 11. St, Lucie County, Florida, public records,shall be

used exclusively for residential purposes, with the exception that Lots ~

1, 2, 3 and 4 of said subdivision may also be used for business ~
purposes. ~

2. \o tents, housetrailers or temporary buildings shall be
erected or placed upon any lot, without the prior written consent of the

Grantor herein. No wire fence shall be erected on any lot or part
; thereof, and no fences of any kind shall be erected on any lot or portion

= thereof which exceed an average of four (4) feet.

= 3. No livestock or fowl shall be permitted on said property;
; nor shall any nuisance be permitted or carried out on said property,

4. L'pon each lot has been cons~ructed a duplex dwelling, con-

~ owner of each such parcel shall be responsible for the maintenance and
- repair of said parcel, and with cutting, clearing, weeding, cultivating,
and otherwise maintaining the lawn on said parcel. Should the owner

of any such parcel fail or refuse to provide such care or perform such ~
