'I - !3) tf the MORTGAGOR herein do not make the payments on the lst mortgage , the fire and = windstorm ir,surance prem;ums and governmental taxes or special assessments as they come due, as well as : the poyments called for in this mortgage deed, then the MO~tTGAGEE herein can at itS ~ o~t;on make these payments, adding said payments made to the balance d~e hereunder. If any one o~ all of ~ ?~e aforesaid payments rerna+n unpaid for a period or 7 days or more, then the MORTGAGEE can at it S :i oation, without further notice declare the balance due under this mortgage due and payabie in full at once ~ _ and fcrth~rith place tfie matter in the hands of an attorney for collection or enforcement. (7) Failure on the part of the MORTGAGOR to comply w~th, perform, or abide by any of the agreements, . stipulations, conditions and covenants as set forth above in section; 1, 2, 3, 4, 5, 6, empowers the MORT- GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and ~ayabfe at once ~ w;thout notice.
