square feet and shall be located at least 30 feet from street or back line,

of single ownership of more than one lot, this cavenant shall apply to the E
parcel owned as a whole. A duplex or guesthouse may not be erected except
with express written approval of Lake Indrio Corporation. t
2. No dwelling may be erected on a land area of less than 9,000 square feet
3. All plans, including plot plans, elevations and fences must be first
approved by Lake Indrio Corporation, or an Association of Property Owners when
formed and such construction when started must be completed within 9 months.
4. No outside toilet facilities will be permitted and septic tanks must
be erected and maintained in a manner prescribed by the St. Lucie County Board
of Health. No drainage may be located.within 25 feet of an adjoining lot, 50
teet of a waterfront lot, or SO feet of any well.
S. No tent, trailer, or any temporary type cf structure shall be used as
a residence, and the lot shall not be used to store any materials except
construction in progress.
6. No fence, waZl, hedge, trees and shrubs which obstruct vision between
2 and 6 feet abo~e roadways will be permitted on any corner lot, Any fence,
; '.12dge, or shrubbery on a waterfront site that is within 30 feet of the water
line can not exceed three feet in height.
e 7. No activity will be permitted which is a nuisance or annoyance to the
' neighborhood, Household pets are permitted if not maintained for ar_y

~ 8. No sign can be displayed except one professional sign or a"Sale" or
"Rent" sign of not more than one square foot.
f 9. The grantee, or his lessee or family is given permission to use for
< fishing or bathing or boating the Lakes and Canals as shown on Plat of Lakewood ;
~ Park, but Grantee may not construct anything extending into or over the waters
of the canals or lakes. No boats shall be anchored off shore in the canals or

lakes, and when not in use shall be kept as closely adjacent to the bank as
- safety allows to the end that navigation of the waterways will not be impeded.
: ~ny use of the canals or lakes shall be at the sole and absolute risk of the
: ~~rson so using. .
~ 10. No filling or dredging may be done beyond any lot line, nor shall any
~ cutting of boat slips or similar excavating within the lot line be done; nor any
bulkhead or sea wall be built until plans have been approved by Lake Indrio
Corporation.
- 11, If a lot borders a canal or lake, the bed of the canal or lake and the
_ ~1aters above such bed are not included. '
= 12. Portions of the plat marked "Reserved" is the private property of the
~ake Indrio Corporation and not subject to these conditions and restrictions and
- the Lake Indrio Corporati~n reserves the right to release in whole or in part any
`3 r.estrictions hereunder or to include in any contract or deed hereafter made any
additional restrictive covenants providing same are not inconsistent with these
- zereunder contained.
13. Any and all rights and reservations of the Lake Indrio Corporation heran
= included may be transferred or assigned by the said corporation to a Property
= Owners Association or some corporate or non-corporate organization whose purpose
it is ta provide for the welfare of Lakewood Park. All purchasers or residence
~roperty are to be automatically entitled to memt~ship and voting rights in an
= association of Owners to be formed for the purpose of enforcing $~xe~~xz~git~g
the covenants and maintaining the high standards of Lakewood Park. All owners
shall be entitled to equal rights in the use of streets, park areas, lakes and
: canals any any othe nise of property which shall be set apart by the said
~ c~rporation and be maintained by the Property Owners Association when formed or
a corporate or non-corporate organization. Grantee will pay $11 for each lot
to said corporation, his nominees or assigns, ~n reoruary i, of each year, said
sum to be used far general ~naintenance.
_ 14. The Lake Indr.io Corporation reserves itself the roads and ways shown
on the plat referred to herein and reserves the right at any time to dedicate
all roads and ways shown on plat to public use or to convey same to the State,
County or City or any agency thereaf.
