RESTRICTIONS
1. All Lots in BEACH CLUB COLOI~Y, SECTION ONE, ~
according to the Plat thereof, filed May 13, 1971 and recorded in Plat
Book 16, Page 11, St, Lucie County~ Florida, public records,shall be
used exclusively for residential purposes, with the exception that Lots
1, 2, 3 and 4 of said subdivision may also be used for business

purposes.
2. No tents, hou~etrailers or temporary buildings shall be
erected or placed upon any lot, without the prior written consent of the
Grantor herein. No wire fence shall be erected on any lot or part
thereof, and no fences of any kind shall be erected on any lot or portion
thereof which exceed an average of four (4) feet.
3. No livestock or fowl shall be permitted on said property;
nor shall any nuisance be pern:itted or carried out on said property. ,
4. Upoa each lot has been constructed a duplex dwelling, con-
sisting of ~w~ i2i a~N::•A;:.~ately equal but separate parcels. The

owner of each such parcel shall be responsible for the maintenance and

Y repair of said parcel, and with cutting, clearing, weeding, cultivating,
~ and otherwise maintaining the lawn on said parcel. Should the owner

= of any such parcel fail or refuse to provide such care or perform such

` maintenance for a period of not Iess than thirty (30) consecutive days,

~ then and in any such event~ the Grantor, his heirs, legal representa-

- :ives, successors or assigns, hereby reserves the right to send a

~ formai written notice to said owner dem.anding that the restriction

herein contained be strictly complied w:th within a period not to exceed

~x iourteen (14) days. Such notice sha?11 be mailed to the owner at the ~

legal address for the parcel. Lpon Lhe expiration of the time period
set forth in the said notice, and upon the continued fai:ure by the
