SELLER will complete road improvemenLs to your prope rty not later than six (6? ~nths
from date of Agreement; this access road will be cleared and graded.
~1~D ~lE BUYIIt(S~ hereby covenant(s) and agree(s) to pay to the Seller the monthly install- ;
m~ents (each month after date of this instr wnent) at the Seller's address given herein, or
such o~her place as the Seller may designate in writing, together with interest at the rate '
of Seven and One-half percent (9-1/2%) per annua~~ each monthly installment being first
applied to interest and the balance to principal until the total principal and interest ~
due are paid. 'l~e BUYfiR(S) have the privilege of prepayment at any time hefore due with-
out payment of pre mium therefor. #
IF ANY PAY~IT is not made within thirty (30) days after it is due, the en~ire unpaid
principal shall beco~ae due without notice at the option of the Seller and failurE to exer-
cise that option shall not waive the right to exercise it in event of a subsequent default.
In event of default in payment, the Buyer~s) will pay all costs of collection including a
~-easonable attorney's fee. Right of demand or protest is waived.
I~ CASE of the failure of the Buyer(s) to cmke any of the payments herein designated~ or
any part thereof, or failure to porform any of the covenants on his (their) pari.i?ereby
made and entered into for a period of 30 days after maturity, this contract shall be for-
- ieited and terminated, and the Buyer(s) shall forfeit all payments made by him (them) on
this contract~ and such payments shall be retained by the Seller in iull satisfaction and
~ in liquidation of all damases by them sustained; and the Seller shall have the right to
= re-enter and take possession of the premises aforesaid without being liable to any a~ti~r.
therefor„ Notice to quit and of farfeiture are each hereby waived.

~ IT IS FL'R'IHIIt AC~tEED that the Seller will pay for the necessarY documentary stamps on the ~
~ deed and f or the recordinQ of the mortgage. The Buyer(s) shall pay for recording the deed,
the intan~ible tax on the mortg~e and the docwaentary stamps on the note. 1T?e Seller
~ reserves the right at any time when any part of the princlpal tsnd interest due on this
~ :.~;reement has not been paid to require the purchaser to deliver to the Seller ~ purchase
: money promissory note and mortgage, in standard form commonly used in Florida, and to
; receive from the seller in excht~nge theretor a titiarranty DeEd c~+nveying the title of the
~ property from the Seller to the Purchasor, w~?1ch Deed a~?d M~rtgage may be recorded at the
~ option of the Purchaser.
