Lessee will not suffer or p°rmit, during the term hereby granted (or for any extension thereof), any mechanics lien or other liens for work, labor, services or materials to attach to the demised premises, and if any such lien shall so attach, Lessee shall, within thirty (30) days, either pay the same or procure the discharge thereof by giving security or in such other manner as may be prescribed ~ law. In default thereof, Lessor may, at its option, cause the said liep'to be paid and discharged and the amount thereof with interest at siX (6~0) per cent per annum, shall become immediately due and payable by Lessee to Lessor as additional rent, and in default of payment thereof by Lessee, Lessor shall have all and singular the same rights and remedies as in case of a default in payment of the rent reserved herein. 4. Lessee shall indemnify and save harmless Lessor from any and all liability, damage, expense, cost of action suits, claims or judgments for injury to person or property of any and every nature arising out of Lessee's use or oc:cupation, or the conduct of any business carried on upon ~ ~ the demised premises. Lessee shall at its own expense defend any and all ~ ~ suits that may be braught against Lessor, or in which Lesso.r may be ~m- # ~ _ pleaded with others, upon any such claim or claims, and shall satisfy any ` judgments that may bc recovered against Lessor in any such suits; and in ~ ~ Y the event of the failure of Lesse~ t0 pay any sum for which Lessor may ~ _ - , ~ bt.~come liable, then Lessor may pay such sum and the amount so paid with ~ ~ F interest at six (6Ja) p~r cent per annum shall become immediately due and ~ ~ payable as additional rent hereunder, and upon default by Lessee in payment ~ ' of the same, Lessor shall have the same rights anci remedies as in case of = the rental reserved herein. „1 ~ 6.
