9. The prompt and punctual performance by the Lessee of the terms
and provisions of this lease, is of the very essence of this lease.
10. The covenants, conditions and agreements contained in this Lease

shall bind and benefit the parties hereto, their heirs, successors,
administrators and assigns.
OPT10N TO PURCHASE ~
As part of the considerations flowing from the Lessee to Lessor, the
Lessor hereby agrees and grants to the Lessee the right, option and
privilege to purchase the demised premises at any time during the term of
ttus lease for Fifteen Thousand Five Hundred Dv! i~~rs ($15, 500. 00), payable
upon terms which shall be agreed upon by Lessor and Lessee. ln the event
installm~nt payments are to take place, Lessee shall agree to execute a note
and mortgage in favor of Lessor on any deferred balance of the purchase
price.
The Lzssor shall within thirty (30) days after receiving said notice furnish
the Lessee with an abstract of title for examination or agree to furnish title

; insurance by providing title insurance binder and also with form of deed

proposed to be given and the notes and mortgages which the Lessor desires
e to have executed in pursuance thereof. If Abstract is given, the Lessee shall
E have thirty (30) days after receipt of said abstract to have it examined, and

~ if it is approved, to make said down payment and execute said notes and

ti mortgage on delivery to it of a conveyance of said premises, all in accordance

~ with the laws of the State of Florida. .
