Condominium as they may from time to time exiat during the term of
this Lease. Use oP the Demised Premis~?e by the Lesaee ahall be Non- ~
Exclusive, it being hereby acknoNledged and agreed that the Lessor :
has heretofore or shall hereafter enter into similar non-excluaive ~
ninety-nine year leases with other condominium associationa formed
for the purpose of administrating the afPairs of other condominiums ~
at the Colonnadea Condominiuma Complex. The Lessor f'urther reaerves ~
the right to lease or contract for the use of the Demised Premises
by other groupa or persons, Por the purpoae of enabling the cost of ~
maintenance and operation thereof to be opportuned amongst a larger
number of persons, provided, however, that at such time aa all of the
condominiums to be located in the Colonnades Condominium Complex
shall have been completed, all agreem~nts or leases for the use of
the Demised Premises by anyone other than such aasociation or the
residents and occupants of the said Colonnades Condorainiums, ahall
terminate. It is recognized and acknoxledged that the Lessor w~der
the terms of thia Lease may be one or more of the ofPicers and direc-
tors constituting the original Board of Directors and OPficera of the
Lessee, and that all of the persons constituting the original Board oP
Directors and Officera of the Lesaae and persona Kho may be sub~ect to
the control or inPluence of the Lea~or. Each apartment ormer, for him-
self, his heirs, successors and asaigna Naives all ob~ection to such
circumatance ar~d ratifies and agrees to be bound by the terma and pro-
visions of this Lease to the same extent as if he had ~oined in the ea-
ecution hereof for all purposea herein expressed, aa Kell as for the
purpoae of: (a) sub~ecting sll of his right, title and interest in
~ his condominium apartment and to the conman elements appurter~nnt there-
~ t~ to the lien rights granted the Lessor under the proviaiona hereoP;
a (b) agreeing to perform each and every of the covenants, Fromiae8 and
= undertakings to be performed by condoudnium apartment unit oMners wher-
s ever so provided in this Leas~; and (c) ratifying, confirming and ap-
~ proving each and every provision herein contained, and ackr~xledging
& that all of the terms end provisions ie~-e~i , irx;~u~ing the rental re-
ti served, are reasonable.

k a. The Lessee shall conatitute the irrevocable agent

~ act arxi thing required of apartment unit or+ners purauant to
~ the proviaions of~this Leaae, and to conaent to ar~d execute
: any and all documents, where neceasary, to ePfectuate any
~ and all of the provisions of this Lease. In the event any
`F of the provisions of this Lease shall be in conflict Mith
z any of the provisions of the Declaration oP Condominium, ttie
~ provialons of this Lease shall control, axcept Nith the ex-
~ press written consent of the Lessor to the contrary.
- b. The rental here~n provided for to be paid, the coat
of .repairing and maintaining the Demised Premiaes in good
condition and repair, and of replacing portiona thereof, as
~ neceasary, and other undertakings and obligations herein pro-
vided for, shall constitute a conmon expense of the Condomin-

c. ~,ach corxiominium apartment unit oMner shall have the
right to use, occupy and en~oy the De~ised Premises through `
the Lessee, sub~ect to all of the pravisions of thia Lease, ~
= the Declaration of Condominium, the Certificate of Incorpora- ;
- tion arxi the By-Laws of the Leasee, and such rules and regu-
_ latior~s which the Lessee may from time to time adopt. ;

= d. Use of the Demised Premises shall be subJect to all ~
laws, statutes, ordinancea, rules and regulations oP apparo-
priate governmental authorities, and to the rules and regu- ~
= lations of the National Board of Fire Und erKritera, or in the ~
_ event it shall terminate ita present functiona, then of any ~
other bodq exercising aimilar functions. All uae of the De- ~
