a. The right to use and occup~r excluaively any portion of
the Demiaed Premiaes deaignated as oPficea" in the aPorere!'~rred
to pla~ns of the Damiaed Premisea.
b. The right to uae, occupy aryd demonatrate, on a non-ex-
clusive baaia, all oP the Demiaed Premiaea for the purpoae of
promoting and aiding in the aale or rental of the condominium
units on or to be con~tructed in the condoninium apartmenti build-
ing. Such righta ahall not be exerciaed in an unreaaonable m~n-
ner not consiatent xith the righta ot the membera of the Lesees
to use, occupy and enJoy auch portiona of the Demiaed Pre~ises.
c. Nothing herein contained ahall aerve in ar~y way to re-
duce Lesaee~a obligationa for the paynrent of rent, taxes, repair
and maintenance of the Demiaed Premises.
d. The Developer ahall have the Purther right to display
and erect signs, billboards and placarda, and to atore, k~ep, ex-
hibit and diatribute Mritten, audio and visual promotiorml mdte-
ria18 in and about the Demised Premisaa.
e. No act oP the Developer exerciaed or performed purauant
to the righte reaerved to it wyder the proviaiona of this Article
ahall re conatrued or deemed as a breach of the Lesaor~s cover~nta
hereunder or aa an actual, implied or conatructive failure of the
Lessor to deliver poaaeaaion of the Demised Premiaes to ~he Lsa-
aee, or as an actual, implied or conatruativa eviction of th~ Les-
aee froo the Demised Premiaea, or as an eacuae or ~uatification
