of the Lesaee o assess s condominium unit cwners, in accordance with ~
the provisions of the applicable laNS of the State of Florida, dealing =
with condominiuma, the Declaration of Condominium ar~d the By-Lar+s of ~
the Lessee for such moniea as shall be necessary to pay the rents aryd ~
other obligationa provided for by thia Leaee, ar~d to other~?ise perPor~
ita covenants and pro~iees contained herein.
21. I,easor'e Right to Perform Lessee's Covenants. In the event
Lessee sha a o pay e cos s o m~ n enance a repairs required
to the Demised Premisea, or if it ahall fail to take out, maintain arxi ~
deliver inaurance policies required herein, or shall othert?ise fail to
perform any other act on its part covenanted herein to be performed by
it, including the aaaesament against condominium unit owners for mon-
ies necessary to pay the rents herein provided for and the other ob li-
gations of the Lessee herein contained, then the Lessor may, but ahall
not be obligated to, without notice or demand upon the Lessee, perform
the act so omitted or failed to be perPormed by the Lesaee, or pay the
monies which the Lessee has fai2ed or refused to pay. If such perform-
ance by the Leasor ahall conatitute in Nhole or in part the paynient of
monies, such moniea paxd by the Lesaor, together with intereat thereon
a* *he rate c~f ten (10~) percent per annum, shall be deemed addit ional
rents due and payable the Lessor on demar~d, or, at the option of tYie
Lessor, the said monies may be added to any rent then due or thereafter
becoming due ur~der the terms and provisiona of this Lease, ar~d the Les-
see covenants to pay any such sums Nith the said intereat, ar~d the Les-
sor shall have, in addition to any and all other rights arxi remedies
herein provided, the same righta and remediea as exist purauant to the
terms and provisions hereof, as well as by operation arxi rules of laN,
in the event of default by the Leasee in the payment of rent.
22. auiet En~oyment. The Lessor covenanta arxi agrees Nith the
Lessee tha so ong as e Leasee keeps and performs all of ita cove-
nants herein made the Lessee shall have quiet ard undisturbed and con-
~ t~nued possession of the Demised Premises sub~ect only to the terma and ~
provisions of this Lease herein provided, and the easements herein re-
; ferred to.
~ 2~. Lessor's Pight of ~ntry. The Leasor and ita agenta ahall have -
= the right o en ry upon em aed Premisea at all reaaonable timea ~
~ to exam3ne the condition and use thereoP, and if said premiaea are dam- ~
~ aged by any caeualty which causes the premises to be expoaed to the el-
ements, then the Lessor may enter upon the premisea to mek-a emergency ~
repairs, and it shall have the right to recover the costa thereof from
the Lesaee as additional rent due under the terme of this Lease.

- 24. Title to Demised Premise. '?'he interest of the Leasee in

a. The title and rights of the Lessor, and the te naas
- conditions and provisions of this Ninety-Nine Year Lease. ;
~ b. All easements Mhich have been or which may hereaPter

- be created by the Lessor, or ~oined in by the Leasor, for the
purpose of providing for utilities, paesage, or other uae de-
s ig?~ed to permi t the full utili zation and en~oywent of the De-
- mised Premises, and of the Condominium apartment building, by ~
the owners and occupants of condominium unita aa the Condomi- t
nium. ~

gage noN existing or hereafter created enCUinbering the Demiaed ~
Premiaes, provided, however, that any such mortgage ahall ac- ~

ment, and the Leasee's righta hereur~der, ao long as it ahall ;
